The Rydges Gladstone is situated in a six storey tower block containing 73 rooms, a restaurant and bar, conference room, swimming pool and on-site car parking. The main hotel building comprises a lower ground, ground and four upper levels containing 18 hotel rooms per level. The ground level comprises a covered walkway from Goondoon Street, entry foyer and reception area, lift lobby, restaurant and bar, suspended deck with a swimming pool and sunbathing area, amenities, the Port Curtis meeting room and a two bedroom suite. The lower ground level comprises a substation, storerooms, house laundry, staff changing facilities and offices. Also on the ground floor is the entry/lift lobby where there is a mezzanine level containing a guest laundry, toilets and two stores. A stairway void extends to the ground level reception area.

The site is within the “commercial zone” in the City Locality in the Uptown Precinct under the provisions of the Gladstone Planning Scheme 2006. The intent of the “Commercial zone” is for the City Centre to be the principal commercial centre for the region and the city providing residential accommodation, high order administration, business services, office accommodation, cultural and entertainment, personal services and specialised retailing.
